A truly exceptional Georgian country residence dating back to 1760, set within approximately 4 acres. The formal gardens with elevated pool terrace and manicured lawns slowly descend to the most tranquil of riverside paddocks. Surrounded by rolling Staffordshire countryside on all sides, yet still only 0.4 miles away from the centre of the picturesque village of Elford. Home to the popular Crown Inn, a primary school and the charming Walled Gardens. This delightful family home offers nearly 4,500 square feet of accommodation arranged over two floors with a faultless blend of modern open plan design, contemporary styling and more traditional reception rooms. Externally the sweeping formal lawns and extensive plot have been lovingly tended by the current owners for many years and the 'in out' driveway has two separate gated entrances also providing access to a rear stable and detached double garage with studio above. The garage has planning permission for conversion in to ancillary guest accommodation. The real treat though must surely be the elevated south west facing terrace with 9.3 metre heated pool surrounded by extensive patio seating and dining areas. Perfectly positioned directly adjacent to the property, ideal for those summer family fun days or the most opulent of settings for evening entertaining.
Downes & Daughters is proud to be associated with the marketing of this thoroughly impressive family home.

WHY WE LOVE THIS HOUSE...
We enjoy waking each morning to the beautiful countryside views from our bedroom window. A highlight of summer is entertaining family and friends on the sunny terrace - a BBQ followed by a swim in the pool and maybe a nightcap as we watch the sun set over the fields. A walk into the village with our dog, with a stop off at the Walled Gardens and the Crown is always a pleasure. In winter, we love to light the log burner for cosy nights in. We have countless happy memories of the good times here. The Mill House has been our perfect family home.
